When the economy was in the throes of the financial crisis and many were halting construction due to uncertainty, Lucron started implementing an affordable housing project in 2011. Today, Arboria is the most sought-after neighborhood in the regional city of Trnava and a prototype of community living, in which Lucron managed to marry low-rise housing with plentiful greenery and spaces for leisure activities. Lucron has ensured that the conditions in the neighborhood are favorable for retail and service operators as evidenced by multiple businesses relocating to Arboria from the city center. The visionary thinking further manifests in the incorporation of long-term rental apartment buildings into the neighborhood that are already owned by institutional investors.

Apartment buildings for investors
Lucron has successfully identified the trend of rising demand for rental apartments well ahead of its competition. It built the Urban Residence district in Bratislava close to the center with the vision of urban living that combines housing, retail, and long-term rental apartments. This professionally-managed property with dozens of rental apartments is a coveted spot that continuously finds itself at full capacity.

Lucron specializes in large residential development projects, which it plans meticulously. It integrates not only apartment buildings for institutional investors focusing on long-term rental housing but also office and retail spaces located within housing blocks into its residential projects. This has the potential to draw in additional investors while also providing the building residents with a useful combination of stores and services right on their doorstep. Lucron is a strong and stable developer partially because it always employs detailed calculations and secures sufficient financial backing for its plans. This approach has helped it grow significantly in recent years. Its currently finalized projects occupy more than 205,000 m2 of floor area and those planned for the future will span another 285,000 m2. The full potential of Lucron's future projects reaches 545 thousand square meters of floor area. The future value of the company's portfolio stands at 2.5 billion euros.

THE COMPANY
Lucron belongs to the Luxembourg-based IKO Real Estate group with more than thirty years of experience in the real estate business.
It has been on the Slovak market since 2005 and has built 205,000 m² worth of floor space in the last seventeen years.
Its portfolio comprises a total of 8 projects in the capital, Bratislava, and the regional metropolis in western Slovakia, Trnava.
Currently under construction are 65,000 m² of residential buildings and Lucron is planning projects with an additional floor area of 285,000 m². It currently owns 82 hectares of land, five of which are being used for construction, and 19 more will be utilized for future projects.
The full potential of Lucron's future projects reaches 545 thousand m² of floor area. The future value of the company's portfolio stands at 2.5 billion euros. Out of its existing and planned portfolio, 70% of properties are intended for sale and 30% are to be rented.

The new Vydrica district is located in the city's prime area – right underneath Bratislava Castle.

Nearly 2,000 satisfied residents already live in the Arboria district.

Nesto will be a lively neighborhood with its own square and various options for housing, business, and leisure activities.
